Recommended Inspection Frequency
- Residential Properties (HMOs/Flats): Fire doors should be inspected at least every 12 months, though quarterly checks are recommended for high-traffic communal areas.
- Commercial Buildings: A minimum of every 6 months, with more frequent checks for high-risk environments.
- After Any Damage: Any fire door that has been damaged, propped open repeatedly, or modified should be inspected immediately.
What Inspectors Check
- Door leaf condition — no warping, holes, or damage
- Intumescent strips and smoke seals — intact and undamaged
- Self-closing mechanism — closes fully from any angle
- Hinges — minimum three, all secure with no missing screws
- Gap tolerances — typically 2–4mm around the frame
- Signage — correct fire door signage displayed
