Types of Loft Conversion

  • Velux (Rooflight): The simplest option, adding windows to the existing roof slope. Ideal when head height is already sufficient.
  • Dormer: A box-shaped extension built out from the roof slope, providing full standing height and more usable floor space.
  • Hip-to-Gable: The sloping side of the roof is built up to create a vertical wall, common on semi-detached and detached homes.
  • Mansard: The most extensive option, altering the entire roof structure. Often used in conservation areas where dormers aren’t permitted.

Do You Need Planning Permission?

Most loft conversions fall under permitted development, provided they don’t exceed 40 cubic metres for terraced houses or 50 cubic metres for detached and semi-detached properties. However, building regulations approval is always required.
